Senior Housing Assistant Rental Specialist – Certification Specialist

Our client, a reputable municipal department in Milwaukee, is actively seeking a qualified individual for the position of a Senior Housing Assistant Rental Specialist – Certification Specialist This role is pivotal in performing technical and support tasks related to housing programs at multiple sites, requiring comprehensive knowledge of housing program operations, requirements, rules, and regulations.

Responsibilities:

  • Organize the initial set-up for residents undergoing income review, preparing all materials necessary to maintain a timely recertification process.
  • Interview residents to obtain information regarding employment, social security, public assistance, and other sources of income. Verify all sources of income through third-party channels.
  • Make accurate determinations regarding documentation, family composition, bedroom size, and all other factors involved in resident eligibility.
  • Review, analyze, and compute incomes of residents to determine the proper rental rate.
  • Perform calculations to determine rent amounts. Generate computerized HUD 50058 forms and new housing leases.
  • Initiate and maintain lists of residents who have not submitted verification of all income sources for the annual income review. Submit to the Housing Manager for eviction action and/or implementation of ceiling or fair market rent.
  • Ensure interim rent changes are made to meet interim policy requirements.
  • Maintain current knowledge of federal, state, and local regulations. Work with Housing Managers to implement revisions to operating procedures.

Qualifications:

  • Associate’s degree in a related field.
  • 1-3 years of related experience.
  • An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.
  • Knowledge of Federal, state, and local laws, rules, and regulations.
  • Proficiency in Microsoft Office (Outlook, Word, Excel, PowerPoint).
  • Ability to prepare correspondence, perform calculations and lease-up tasks.
  • Excellent written & verbal communication skills; organizational skills, attention to detail; strong interpersonal skills.

Salary Range: $20-23/hr.
